Simultaneously, the rapid advancement of internet technology has reshaped information dissemination patterns, posing severe challenges to traditional lawyer business development models. How to leverage new media to open new business channels and strengthen team building to enhance a law firm's core competitiveness has become an urgent issue for the legal profession.
To help lawyers gain deeper insights into legal issues surrounding proxy home purchases and explore new-era business development strategies, JAVY Law Firm successfully hosted the “Legal Validity of Proxy Home Purchases and Lawyer Business Development Sharing” event on October 10, 2025. Attorney Yang Jingrui, Partner at JAVY law firm and Chair of the Civil Law Committee, delivered opening remarks. The event featured a keynote presentation by Attorney Li Song, Part-time Mentor for the Master of Laws program at China University of Political Science and Law and Vice Chair of the 12th Beijing Lawyers Association Land and Real Estate Law Committee.

In her opening remarks, Attorney Yang Jingrui extended a warm welcome to all attendees. She noted that amid today's complex and evolving legal landscape, real estate-related legal issues have become increasingly prominent. She expressed hope that participating attorneys would make the most of this learning and exchange opportunity, gain valuable insights, and find the event worthwhile.

In the keynote speech segment, Attorney Li Song first shared insights on analyzing cases involving property purchases under another name and the corresponding adjudication principles. He provided a detailed overview of various scenarios where such arrangements occur, including those driven by purchase restriction policies, demolition compensation, acquisition of public housing, securing loans, purchasing affordable housing, and leasing public housing. Through real-world case studies, he vividly illustrated the causes and resolution approaches for different types of disputes arising from these arrangements. Additionally, Attorney Li conducted an in-depth analysis of how People's Courts determine unwritten “nominee purchase” relationships, emphasizing the four key elements courts consider when establishing such arrangements: payment of the purchase price by the actual purchaser; control of the property by the actual purchaser; possession of original purchase documents and property deeds by the actual purchaser; and the existence of a reasonable basis for the nominee arrangement. Furthermore, Attorney Li provided professional advice and key points for lawyers handling proxy property purchase cases, highlighting critical considerations in managing such matters.
Beyond this, Attorney Li Song shared insights and practical approaches to business development and team building for lawyers. Drawing from his own team's experience, he detailed strategies for leveraging traditional and self-media platforms to expand practice. Within the self-media sphere, he emphasized the importance of platforms like official accounts and short videos. By launching a personal public account to publish successful case outcomes and professional knowledge, he established his brand and attracted a large pool of potential clients. He particularly highlighted short videos as a crucial trend in current lawyer business development. Attorney Li shared strategies for building a professional image as a real estate lawyer through short videos, including categorizing content to enhance conversion rates. He also cautioned lawyers to avoid non-compliant content during production, ensuring all video materials remain lawful, compliant, and positive.
